1. Agreement & Preliminary Estimations

By accessing https://www.keralahomebuilders.com and requesting construction estimates or architectural consultations, you acknowledge that all preliminary figures represent indicative estimates based on benchmark averages. An exact contractual cost is determined solely upon soil testing, structural engineering calculation, and the signing of a formal Bill of Quantities (BOQ).

2. Turnkey Construction Agreements

All commissioned construction projects are executed under mutually ratified bilateral agreements detailing:

• Detailed material brand schedules (Tata/JSW 550D TMT, UltraTech/ACC 53 Grade cement, branded sanitary and electrical fittings).
• Milestone-based progress payment schedules tied strictly to completed civil stages (Plinth, Lintel, Roof Slab, Masonry, Finishing).
• Handover commitments with clearly defined monsoon adjustment protocols.

3. Statutory Approvals & Compliance

Building drawings are prepared in strict accordance with the Kerala Municipality Building Rules (KMBR) or Kerala Panchayat Building Rules (KPBR) through K-SMART or the relevant Local Self Government Department (LSGD). The client remains responsible for providing clear legal title deeds, possession certificates, and land tax receipts.

4. Jurisdiction & Dispute Resolution

Any dispute or claim arising out of construction services rendered by Kerala Home Builders shall be subject to the exclusive jurisdiction of the civil courts located in Thiruvananthapuram, Kerala, India.
